Move-In vs Move-Out Cleaning: What's Different and Which You Need

· 3 min read · By the Tip Top team

Moving boxes stacked by the door of a freshly cleaned, empty apartment

Move-in and move-out cleaning cover much the same tasks, since both are a full deep clean of an empty home, but they have different goals. A move-out clean is about handing the property back in a condition the landlord will accept. A move-in clean is about making a new home clean and hygienic for your own family before you unpack. Which you need depends on whether you're leaving, arriving, or doing both in the same week.

What's the same

Both cleans work best in an empty property, and both usually include:

  • inside and outside every cabinet, drawer and wardrobe
  • kitchen degreasing: hob, hood, oven, splashback and sink
  • bathrooms descaled and sanitised, including glass, grout and fittings
  • interior windows, frames, sills and sliding tracks
  • doors, skirting, switches and handles wiped
  • floors cleaned edge to edge
  • balcony swept and washed, AC grilles wiped

Because the tasks overlap so much, both are priced like a deep clean, by the size and condition of the property.

What's different about a move-out clean

On a move-out, you're cleaning to someone else's standard. The priority is anything visible at inspection: grease on the hood, limescale on taps and glass, marks on walls, dust on AC grilles and sand in the window tracks. Your tenancy contract may also say what condition the property must be returned in, so read it before booking.

What's different about a move-in clean

On a move-in, you're cleaning for your own peace of mind. The priority shifts towards hygiene and the places your belongings will go:

  • Kitchen cupboards and fridge, before your food goes in
  • Wardrobes and drawers, before your clothes go in
  • Bathrooms, sanitised properly, with drains cleared of the previous occupant's hair
  • High-touch points: handles, switches, taps and remote controls
  • Hidden dust in an empty flat that's been closed up with the AC off

It's also the easiest moment for jobs that are disruptive later, such as AC duct cleaning or pest control.

New build or just renovated? If the property has had recent building work, a standard move-in clean may not be enough. Construction dust, paint specks and grout haze need a post-construction approach. Our guide to post-construction cleaning after a renovation explains what's involved.

Which do you need?

  • Leaving a rented home: a move-out clean.
  • Moving into a rented or bought home: a move-in clean, even if it looks clean at the viewing.
  • Moving between two homes in Sharjah: both, ideally in the same week, with the move-out booked after your movers have collected everything and the move-in booked before they deliver.
  • Landlords between tenants: a move-out-style clean to prepare the property for the next viewing and handover.
  • After renovating before you move in: a post-renovation clean, which doubles as your move-in clean. See why a builders' clean isn't enough.

How long each takes and what it costs

Move-in and move-out cleaning are both priced like a deep clean. As a guide, Tip Top's deep cleaning starts from around AED 199 for a studio, roughly AED 299–599 for a 1–2 bedroom apartment and AED 999+ for villas. Sofa, carpet, mattress and pet-odour treatment are priced per item. We confirm the final price after a quick on-site or photo-based assessment.

Most apartments take about 3–6 hours; larger villas can take most of a day. Teams are sized to the property, so each clean is done in one visit.

Planning both cleans in one move

  1. Fix your move-out handover date and your new key collection date.
  2. Book the move-in clean for the new home first, between key collection and delivery day.
  3. Book the move-out clean for the old home after the movers have taken everything.
  4. Leave a small buffer before the handover inspection in case anything needs another look.
  5. Keep photos and invoices from both cleans for your records.
