Why there's no single "average cost for AC duct cleaning"
If you search for an average price, you'll find figures that vary a lot. That isn't necessarily because some companies overcharge. It's because "AC duct cleaning" can describe very different jobs:
- a quick wipe of the grilles and a filter clean
- grilles, filter and coil, with nothing done inside the ducts
- a full clean with extraction inside every duct, plus coil, drain tray and grilles
- all of the above, with mould treatment and sanitising

What affects AC duct cleaning cost
Number of indoor units
Each indoor unit has its own coil, filter and drain tray to clean, and usually its own set of ducts. A home with one fan coil unit is a smaller job than a villa with several ducted systems.
Number of vents and grilles
Every grille has to be removed, washed and refitted, and each duct branch has to be cleaned. More vents means more time.
Property size and type
Studios and smaller apartments usually have short duct runs. Larger apartments, townhouses and multi-storey villas tend to have longer, more complex ductwork.
Condition of the system
A system that's cleaned every year is quicker to clean than one that hasn't been touched in years, or one full of renovation dust.

- Ask about equipment. A thorough job uses extraction, not just brushes.
- Ask what could change the price on the day, and how you'll be told before any extra work.
- Ask for before-and-after photos as part of the job.
Be wary of very low fixed prices given without any questions. They often cover the grilles and filter only, or lead to add-ons once the team is in your home. A price based on your actual system is more likely to match the work done.
Ways to keep the cost reasonable
- Clean the filter regularly. Less dust gets into the system, so the next clean is easier.
- Book before the hottest months, before the system has had a full summer of build-up.
- Combine duct and coil cleaning in one visit, rather than booking them separately.
- Deal with leaks and drips early, before they lead to mould.
