AC Deep Cleaning Explained: Duct vs Coil vs Unit Service

AC deep cleaning is a thorough clean of the whole air-conditioning system: the ducts that carry air to each room, the coil inside the unit and the drain tray, filter and grilles. It's different from a regular AC service, which mainly checks that the unit works. Knowing which is which helps you book the right thing and avoid paying for a visit that doesn't solve your problem.

The three jobs people call "AC cleaning"

When you ask for AC cleaning in the UAE, you might be offered any of three quite different jobs.

1. Unit service (regular AC maintenance)

A unit service is a health check for the machine. A technician typically:

  • cleans or checks the filter
  • checks the refrigerant (gas) level and pressures
  • checks the electrics, fan and thermostat
  • checks the drain for blockages
  • may give the visible parts a light clean

It keeps the AC running reliably, but it usually doesn't touch the inside of the ducts or give the coil a full clean.

2. Coil cleaning

Coil cleaning targets the cooling coil inside the indoor unit, and sometimes the condenser coil outside. A suitable cleaner loosens the dirt packed between the fins, which is then rinsed away, and the drain tray is cleared. It helps the AC cool efficiently and removes a common source of musty smells. Our article on AC coil cleaning in a Sharjah summer goes into detail.

3. Duct cleaning

Duct cleaning removes the dust, sand, lint and pet hair that build up inside the channels carrying air to each room. Brushes or air tools loosen the debris while a powerful vacuum extracts it, and the grilles are removed and washed. It's what stops dust being blown into your rooms. Our complete guide to AC duct cleaning explains the process in full.

What is the difference between AC cleaning and duct cleaning?

"AC cleaning" usually means cleaning the unit you can see or reach: the filter, the front of the coil, the casing and perhaps the drain. Duct cleaning goes beyond the unit, into the hidden ductwork above the ceiling. If you have wall-mounted split units with no ducts, AC cleaning is all you need. If you have ceiling grilles fed by a hidden unit, cleaning the unit alone leaves the dust in the ducts.

Exactly what's included varies between companies, which is why it's worth asking for a written scope.

Which one do you need?

  • AC not cooling, making noises or tripping: start with a unit service by an AC technician.
  • Cools, but weaker than before, or smells musty: coil cleaning, often with the drain tray.
  • Dust on surfaces near the vents, dark marks around grilles: duct cleaning.
  • Several of the above, or you don't know the history: an AC deep clean covering ducts, coil, drain tray and grilles.
  • Visible mould: a professional clean with sanitising. See our article on mould in your AC.

Ask what "deep cleaning" means to the company you're booking. Some use the term for a thorough unit clean only. If you have ducts, confirm that the inside of the ducts is included, not just the grilles.

AC deep cleaning cost: what drives it

Because an AC deep clean covers more of the system, it involves more work than a unit service or a coil clean on its own. The price depends on:

  • the number of indoor units and vents
  • the property type and size, from a studio to a multi-storey villa
  • how dirty the system is, and whether mould treatment is needed
  • access to the units and ducts, such as ceiling hatches or roof space
  • whether outdoor condenser coils are included

Keeping the system clean afterwards

  • Clean or change the filter regularly, more often in dusty spells.
  • Keep furniture and curtains from blocking vents and return grilles.
  • Book a mechanical service if cooling drops, even after cleaning.
  • Plan the next deep clean before the hottest months.
