Carpet Cleaning Cost in the UAE: Per Square Metre vs Per Rug
Carpet cleaning cost in the UAE is usually worked out in one of two ways: by area (per square metre or square foot) for wall-to-wall carpet, or per piece for loose rugs. Within either model, the price moves with size, fibre, how dirty the carpet is, stains, pet odour and access. The only reliable figure is a quote given after someone has seen the carpet, in person or in clear photos.
Per square metre vs per rug
Priced by area
Fitted, wall-to-wall carpet is often priced by area, because the work grows in proportion to the floor covered. It's common in offices, hotel-style apartments and some villas with carpeted bedrooms or stairs. Area pricing is easy to compare, but check exactly what's included: stain treatment, moving furniture and stairs are sometimes charged separately.
Priced per rug or per item
Loose rugs vary much more than fitted carpet. Two rugs of the same size can take very different amounts of time if one is a machine-made synthetic and the other is a hand-knotted wool or silk piece. Pricing per rug lets the cleaner account for the fibre, construction and condition of each one. Most Sharjah homes have tiled or marble floors with area rugs, so per-item pricing is the one most households will see.
| Per square metre | Per rug / per item | |
|---|---|---|
| Typical use | Wall-to-wall carpet, offices, stairs | Area rugs, runners, specialist rugs |
| Easy to compare? | Yes, if extras are listed | Harder; depends on each rug |
| Reflects fibre and condition? | Partly | Yes |
| Watch for | Extras for stains, furniture moving, stairs | Surcharges for delicate or heavily soiled rugs |
What changes the price of carpet cleaning
- Size. Larger carpets take longer and use more solution, whichever way they're priced.
- Fibre and construction. Synthetic rugs are usually straightforward. Wool, silk, viscose and hand-knotted rugs need gentler methods, colour testing and more care.
- How soiled it is. A carpet that's cleaned regularly is quicker to clean than one that has gone years without, especially with sand ground into the pile.
- Stains. The number, size and type of stains affect the time needed. Old, set-in stains may need several treatments.
- Pet urine and odour. Odour treatment that reaches into the backing and underlay is extra work, and is often priced separately.
- Method. Extraction, shampooing and low-moisture cleaning involve different time and equipment. Our article on shampooing vs steam cleaning explains the difference.
- Access. Stairs, upper floors without lifts, heavy furniture on the carpet and parking can all add time.
- Quantity. Several rugs, or rugs plus sofas, are often cleaned in one visit, which can be more efficient than separate bookings.
Why a cheap quote isn't always cheaper
A low headline price can hide a quick surface clean that leaves residue or too much water in the carpet. Residue attracts dirt so the carpet looks grubby again sooner, and an over-wetted carpet can smell musty or shrink. Before comparing prices, compare what's actually being done:
- Is there dry vacuuming before the wet clean?
- Is stain pre-treatment included, or extra?
- What method will be used for each carpet or rug, and why?
- Is pet-odour treatment included if you need it?
- Will furniture be moved, and is that included?
- What drying time should you expect?
Get the price in writing before work starts. A clear, itemised quote avoids the most common source of disputes: extras added on the day.
How to get an accurate quote
You'll get a more reliable price if you share the right details from the start:
- The size of each rug, or the approximate area of fitted carpet
- The fibre if you know it, or a photo of the label on the back
- Clear photos of the whole carpet and close-ups of any stains
- Whether pets live in the home and whether there are urine spots
- Floor level, lift access and parking
A photo-based assessment is often enough for rugs. For large fitted areas, a quick visit gives a more accurate measurement.
How Tip Top prices carpet cleaning
At Tip Top, carpet, sofa and mattress cleaning are priced per item, and pet-odour treatment is priced per item too. We confirm the price after a free on-site or photo-based assessment, so you have a clear, upfront figure before any work starts and no surprises on the day. If you're also having sofas done, see our guide to sofa cleaning prices, and how booking sofa and carpet cleaning in one visit works.
Making the clean last
The less dirt that gets into a carpet, the easier and quicker the next clean will be. Vacuum slowly and often, especially near entrances and balcony doors where sand comes in; use doormats; blot spills immediately; and rotate rugs so they wear evenly. Pairing carpet cleaning with mattress cleaning and sofa cleaning also means all the soft surfaces that hold dust are fresh at the same time.
